Providers price space by desk, person, room or office, and the advertised rate may or may not include VAT, meeting-room hours, internet, cleaning, reception, utilities, deposits or notice-period costs. The most useful way to compare offers is to convert every quote into the total monthly cost for the exact team and room you need.
For a current Workon benchmark, a 3-person private/serviced office starts from €450 + VAT per month. This is the price for the room, not €450 per person. Larger teams need larger rooms, so the monthly price increases with capacity and availability.

A lower displayed number can therefore represent a smaller or fundamentally different product.
Best comparison rule: normalize every offer to one question: “What will our company pay each month for the exact number of people, privacy level, location and services we need?”

These products should not be compared as if they deliver the same thing. A virtual office primarily solves registered-address and mail-handling needs. Coworking provides physical desk access. A serviced/private office provides an enclosed ready-to-use room. A meeting room is short-duration space.
A room suitable for three people is a different product from a six- or ten-person team office. Ask for the actual room capacity and usable layout, not only the advertised desk count.
Istanbul is not one office market. Levent, Maslak, Şişli, Ataşehir, Ümraniye, Kadıköy and other business areas serve different employee and client geographies. The most expensive district is not automatically the best location. Commute time, metro access, customer concentration and which side of the Bosphorus your team uses can matter more.

If your team hosts customers frequently, meeting-room charges can materially change the true monthly cost. Confirm included hours, extra-hour pricing, room capacities and whether unused hours expire.
Check minimum commitment, notice period, renewal conditions and what happens if the team needs a larger or smaller room. A lower rate can become more expensive overall if the contract does not match your hiring plan.
Deposits, setup fees, printing, phone services, parking, signage, meeting-room overages and special IT requests may sit outside the monthly rate.
