The registered-address document pack in Turkey depends on how the company obtains the right to use the premises. A private lease, owned property, home-office arrangement and virtual or serviced office do not produce the same supporting file.
For foreign founders, the safest approach is to prepare the file around four questions: What is the exact official address? Who controls the premises? What gives the company the right to use them? Does the premises model fit the company’s actual activity?

Build the address file around the exact premises, right of use, provider or owner authority and activity-specific requirements.
For MERSİS-based incorporation and address-change procedures, the company headquarters should correspond to official address data used by the Ministry of Trade’s MERSİS system and the National Address Database (UAVT).
Before preparing contracts or translations, confirm the exact Turkish address and unit. Then use one master version throughout the address-use agreement and company file. Do not let different advisers create separate versions with different unit numbers or address components.
Start with the document that gives the company a right to use the leased premises, then confirm which supporting items the specific transaction requires. Do not assume every private-office file universally needs the same notarisation package.
Use current ownership evidence for the exact premises and establish how the company is entitled to use them. If the owner and the company are different legal persons, do not assume that ownership by a shareholder, director or related party automatically gives the company a documented right of use.
Check:
A universal “title deed must be less than X months old” rule should not be added unless the receiving authority specifically requires it for that transaction.
A residential address may be workable for some business models, but the document file depends on who owns or leases the property, what use rights exist and whether the activity is compatible with the premises.
Do not present landlord consent, building-management consent or notarisation as universal requirements for every home-office case. They are transaction- and premises-specific.
A virtual or serviced-office file should establish more than mail receipt. The company needs a clear basis for using the exact premises as its registered headquarters where the arrangement and activity permit it.
A mailing-service agreement and a registered-headquarters agreement are not automatically the same thing. The written arrangement should support the function the company actually needs.
Foreign founders often receive generic checklists that treat every address transaction the same. Avoid adding the following mechanically unless the actual filing or premises arrangement requires them:
The correct supporting list is transaction-specific. The receiving registry, tax process, legal form, premises and activity determine what must actually be produced.
The registered-address file is only one layer of a foreign-founder formation file. Identity, shareholder, manager/director, foreign corporate shareholder, power-of-attorney, authentication and Turkish-translation requirements should be handled under their own document rules rather than mixed into the address checklist.
